Roger Wolfson – What Do You Need to Be a Great Speech Writer?

March 12, 2021 by Gregory

Within various forms of writing there are different skills and traits which are required in order to become a success. For example a not all journalists are able to be great scriptwriters, not all scriptwriters can become great essayists and so on. There are some in this field who understand the world of writing so well that they can turn their hand to just about anything. People like Roger Wolfson for example really bucks the trend here, a man who has worked in just abut every writing discipline and nice which you could possibly imagine.

Roger got his start in speech writing, and this formed the foundation for his future success. This is a key role which politicians in particular rely on heavily, and here is exactly what you need in order to become a great speech writer.

Clear Understanding of Message

No matter what reason the speech is being made, or who it is being made to, as a speech writer your key responsibility is to understand what message you are being asked to deliver. This may sound incredibly basic but this is the most critical aspect of a speech. All speeches serve a purpose and as the writer of said speech, you are the first person who needs to grasp what that purpose is, and then create a speech which achieves its goal.

Understanding Words and Emotions

The very best speech writers are those who have a perfectly good understanding of what words evoke emotions. This in actual fact is a science, the understanding of how certain sounds within words, certain imagery and the way that you play on words, can evoke emotion. This is the next step once you have grasped the message which you are sending, and it is about then using words to bring about the emotion which helps the message to land.

Understanding of Speech Giver

Something which the very best speech writers like Roger are able to achieve, is the ability to be flexible based on who exactly is delivering the speech. Some speeches work best with certain accents for example, and this is critical in helping the message to land. When we think back to some of the world’s most famous speeches, it is important to recognize that were they given by someone else, they would not have worked in the same way. There is very much a need to be flexible if you are a speech writer, and understanding how your client or your boss speaks.

Attention to Detail

When you are creating a speech, every single detail is important. All of these words work together to tell a story and then is exactly why you must have the attention to detail which is required, in order to ensure that all aspects of the speech are congruent with one another.

This is a discipline which requires hard work and dedication, as well as a natural passion and love for the English language.

Javier Burillo – Top Tips For The Taco Stand

March 11, 2021 by Gregory

Much like every tourist who comes to Mexico City, I couldn’t wait to get involved in the taco culture here. I have enjoyed tacos around the world but as we all know, food like this always tastes better where it originated. In my first couple of months in Mexico City my Spanish was pretty poor and that meant that the taco stand experience was a little more interesting than it could have been.

There are some basic tips which everyone should remember when it comes to the taco stand however, and here is what to bear in mind should you come to Mexico City, or to another area of Mexico.

Salsa Baby

One of my worst experiences with salsa at a taco stand happened during my time in Oaxaca, and it was because I didn’t try the salsa first. I had it in my mind that red meant hot and green meant mild, and so I lathered the green sauce all over my carnitas. Sadly however I was mistaken and the green salsa blew my face right off. I have since learned that there are no hard and fast rules when it comes to the salsa, and that is why you should always have a little sample first.

Shout Up

Something which I learned very early on, courtesy of my local friend Javier Burillo, was that you have to be vocal if you want to get your order in. There is no queuing system exactly here, so if you are just standing around then you are unlikely to be able to make your order. No matter how confident you are with your Spanish, the key is to shout out your order, and point to things if you have any difficulties. Staying quiet means that you will stay hungry.

Watch What You Eat

If you are open minded when it comes to food then go ahead and order whatever you fancy. If however you are somewhat squeamish when it comes to some foods, then it is always better that you know exactly what you are ordering. Here in Mexico they cook up just about every part of the animal from their brain to their feet, tongue to their livers, and that is why you should just make sure that you know what you are eating, before you load up the taco.

Spotting The People

Throughout the streets of Mexico you will find an enormous number of taco stands, and it can be hard to know which is the best choice for you. In the interest of your stomach health and your palate, the best idea is to go where the people are. Locals will sniff out the best taco spot in no time at all, so if you see a big group of people hanging outside of a stand, this is the best place for you to go, if you want the tastiest tacos.

Rules to live by when it comes to the taco stand.

Cumby Group – Increased Sub-Contracting and Additional Changes in Construction

March 11, 2021 by Gregory

Last month I watched a member of the Cumby Group, a company which offers solutions for the management of sub-contractors, discuss why she expects to see an increase in sub-contracting in the coming months. As I was listening I was considering just how many changes which we may see in the construction industry moving forward, following what has been an interesting year to say the least.

To those companies which have survived the last 12 months, the future is going to look very different and here are just some of the sweeping changes which we are going to see in consecution in particular.

Sub-Contracting

I will start where the Cumby Group spokesperson left off, in saying that we are certainly going to see a rise in the number of sub-contractors after the pandemic. A huge number of the workforce has been laid off and they are not going to be hired back into the positions where they were before, this is just to risky and expensive for the companies to do. As a result, once those projects come back, construction companies are going to have to work with sub-contractors so that they can still deliver on projects, without the need to spend the money on the workforce.

Different Projects

Even once the world has been vaccinated and is full reopened, we are not going to see the same level of grand scale projects which we saw pre-pandemic, at least not for some time. Even big projects which planners have in mind, will be done in such a way that the project will be chopped up and delivered in smaller pieces. Through this we are going to see a lot more uncertainty in the industry and that will result in tough decisions for both construction companies and workers.

Focus on Commercial

Given the economic challenges which so many are facing at the moment, big new residential projects are looking unlikely in the near future, which is likely to mean that there will be a push in commercial projects. Many companies therefore are likely to switch their focus and their efforts on securing projects within the commercial sphere rather than residentially. This will mean new challenges for companies who have made their name in residential work.

New Demands

Any projects within the residential property industry will be met with stricter challenges and new ideas as the customer focuses on different ways of living and different ways of building. Customer trends will change because of the pandemic and that is something which builders are also going to have to get used to. This sweeping change may be temporary or it may last a lot longer, but there is no doubt that property types and material use will be very different in the coming months and possibly in the coming years.

These are just some of the changes which we are expecting in construction in the near future.

Charles Wooten – A Special Trip to New Orleans

March 11, 2021 by Gregory

Two years ago my partner and I enjoyed the trip of a lifetime to New Orleans, a place which had long been on my bucket list. If there was one thing which I couldn’t wait to see in NOLA, it was live music. I can remember music journalist Charles Wooten covering mardi gras a number of years ago and he kept on discussing these artists which would just pop up in the streets, playing high quality blues and jazz.

Before we got to NOLA however, we had a few bumps in the road, but eventually we made it.

Houston Mistake

We flew up to Houston from Mexico City, having got a great deal on the flight. It was far cheaper than flying straight to NOLA, and so we rented a car, and decided to drive the 8hours down to the city. Looking to avoid a full on 8 hour drive, we decided to stop 4 hours into the journey, to stay the night. We picked a place on the map which looked to be a pretty built up area, called Lafayette. As we pulled into the town however, at 8pm on a Saturday night, the place was completely lifeless, and there weren’t even many lights on. Undeterred, we found a hotel and got settled in.

Laptop and Going Backwards

Deciding to do some work before bed, I quickly discovered that my laptop was missing. I called the rental company to discover that some kind soul had handed it in, back in Houston airport. I couldn’t collect the laptop that night, and so at 7am the next morning, we embarked on the 4 hour journey back. In trying to avoid a full-on 8 hour drive, I now had a 12 hour drive on my hands, 4 hours back, and 8 hours to NOLA.

Jaded and Renewed

As you can imagine, by the time we got to the 7th,8h and 9th hours, I was pretty jaded, tired of driving, annoyed at the mistake and anxious to arrive. We continued along the highway, a rather boring trip, that was until the raised road arrived. Just as the sun was setting, the road moves from highway to the swamp. This was a stunning transition, and it felt like you were gliding across the top of the famous Louisiana swampland.

Arrival, And Treasure

We eventually cruised into New Orleans at around 8pm, tired, frustrated and not smelling too good. Nonetheless we showered and got out to the French Quarter, excited to discover what Charles had described to me years before. It may not have been mardi gras but there was music throughout the city, from small street bands to rock bands in bars. It was the blues I had come here for however, and that was just what I found in a hotel close to ours, where a man named Steamboat Willie was playing one of the coolest sets I’ve ever witnessed. We danced the night away and eventually managed to get some sleep, before truly discovering the city the following day.

A magical place, and one which we eventually got to.

How Should I Plan My Investments For 2021?

March 11, 2021 by Gregory

2020 has gone by in a daze but there’s always hope for the new year. We are way into 2021 and as the year is off to a good start, it is a good time to start thinking about your financial planning. While some people aren’t new at this and already know in depth what is financial planning and the importance of investing, if you’re like most others, you might be wondering how to plan the next financial year starting in April and where to invest money but may not know how.

So we have compiled some of the things you need to keep in mind to think through your investment plan for the year 2021 –

  • Monthly savings: With the ongoing pandemic, you cannot say for sure whether you will be getting a pay hike at your job. One can always hope, but either way you need to plan ahead for the worst-case scenario and be pragmatic about how much money you are genuinely able to save every month. Learn what amount you will be capable of saving, and make sure that you save at least 20-30% of your savings. So if you are making a purchase, ensure that it does not exceed a year’s worth of savings as that will drive you in a debt.
  • Unexpected big expenses: Learn to anticipate expenses, plan ahead and try not to be impulsive. If you plan to unexpectedly make a big purchase such as an expensive car loan or a home loan, calculate objectively whether you will be able to pay the EMI every month with your income without compromising on your core savings. And it is a good idea to have an emergency fund ready with you before you end up needing it.
  • Tax saving investments: Figure out if you need to save taxes. If yes, then you will have to explore various types of investments and choose tax saving investment plans to take care of it. Make sure to deduct your EPF contributions, insurance premium payments (if you have a policy), home loan principal payment, etc. from the limit of Rs. 1.5 lakh under Sec 80c, and you can choose an investment plan to invest the rest of the money. The best idea is to go for tax saving Mutual Funds as you can start investing through SIP and not all together at the end of the year, which is more comfortable and helpful in planning ahead.
  • Short-term and long-term investment: You need to figure out how much amount of money you wish to invest in fixed income (short-term) and in equity Mutual Funds (long-term). For short-term investments, it’s a good idea to invest in shorter term debt funds as they are efficient and stable if held for at least three years. If the amount is smaller than you can also think about FDs.

So these are some tips on how you can plan ahead your financial year 2021. Make sure you analyse all investment options, calculate the risks and accordingly make financial choices. Happy investing!

Guide in Buying Your Dream House

March 10, 2021 by Gregory

Whether you’re looking to put a deposit on your very first home or you’re interested in finally buying and moving into your ultimate dream home, it’s useful to compile a list of tasks to complete. For example, you may want to apply for a loan or to refinance your current loan, in preparation for making an offer on your dream property. Or you may want to compile a list of attributes that you’d like your new home to offer. If you’re feeling overwhelmed and are unsure of how to get started, simply continue reading in order to discover a handy guide to buying your dream home. Especially if you’re looking to invest in your first home.

Ensure to compare the rates offered by multiple lenders:

Instead of signing a contract with the first lender which you talk to, it’s a much smarter idea to compare the rates which are offered by multiple lenders. In order to ensure that you end up paying the least amount of interest as possible, which will save you tens of thousands of dollars in the long term, you need to shop around and do proper research. Also, opt for a fixed mortgage rate rather than an adjustable mortgage rate that fluctuates over time. A 15-year fixed mortgage rate, for example, gives you peace of mind as the interest rate never changes throughout the term so you can set aside a fixed budget for your monthly payments. It also allows you to qualify for a lower rate, reduced repayment amount over the span of the loan as compared to a 20 or 30-year mortgage, and can build equity in your home faster. However, keep in mind that these benefits vary depending on the term you’ll choose.

Compile a list of attributes that you’d like your next home to have:

In order to find a home that ticks all of your boxes, it’s well worth taking the time to compile a list of all of the features which you’d like your next property to boast. For example, you may want a home that has an en-suite bathroom and a walk-in closet, which backs on to your master bedroom. Or you may want to move into a house that offers a double garage and a sizable backyard. While you may not be able to find a property in your price range that features all of your desired attributes, you should be able to find a property that features at least your top six desired attributes.

Pay for a building inspection:

Before you make an offer on a home, it’s important to pay for an unbiased building inspection from a third party. So that you’ll be able to find out if there are any major flaws or faults which you may not know about. As an example, if you find that your dream property requires major structural work, you may want to put in a lower offer or to keep searching for your dream property.

There are numerous things you need to consider before buying a home as it would be one of your biggest investments in life and you wouldn’t want to have any regrets. So if you’re ready to start searching for your dream property, it’s well worth using the handy guide listed above in order to take the stress out of purchasing your dream house.

4 Easy Steps to Guaranteeing a Smooth Retirement for Expats

February 26, 2021 by Gregory

While UK residents tend to have a straightforward pension plan going with the state and workplace pension, ex-pats don’t have it quite as easy. Ex-pats may have a state pension ready from their years contributing to the National Investment while at the same time contributing to the state pension fund of the country where they are currently based. What you may not know is that this leads to you receiving a lower pension than you expect to receive and being challenged by volatile exchange rates and bank delays.

If you want to know how you can secure a more stable pension, here are a few tips we have for you.

1. Determine how much you’ll need

When you plan for your retirement, one of the first things you should ask is, how much do you need to live a comfortable life? Try to be generous with the figures to account for inflation by the time you’re 50. If, for example, you estimate that you’ll be needing £30,000 a year to get by, inclusive of other costs like hospitalizations or medication, then you’ll know that relying on the state pension won’t be enough. The maximum pay-out only gets you less than £8,640 a year, so you need to look into other options to boost your pension plan.

2. Save money

One of the most obvious ways you can guarantee money in your retirement is by saving a portion of your income while you’re still young. Even just a 20% annual savings is a great habit.

Another way you can add to your pension funds is by extending your work life. The longer you work, the more money you can have set aside. There are occupations available to people even when they’re above 50. These are jobs that don’t entail strenuous activities while still paying a good salary, such as research, academe, and executive corporate positions.

3. Diversify your investments

Relying solely on property investments or stocks could land you in trouble when the economy crashes. This is why you should diversify your assets so you can have multiple backup plans in place. This can be hard to do when you have no experience with finance or investing. Working with experts from TailorMade Pensions can help you understand various investment options and decide on ones that are suitable for your income and goals.

4. Consolidate your pensions

If you’ve worked under different employers and countries your whole life, you may have different pension pots at your disposal. By consolidating your pensions, you can manage your savings easily and you can save money from moving from a high-cost scheme to a low-cost one. For ex-pats, a popular option is to consolidate your pension into a QROPS. This offers many benefits, including being able to access your funds at 55, a whole decade earlier than the UK state pension.

You should have a solid retirement plan ready so you don’t burden your loved ones with taking care of you when you’re old. Expand your financial literacy and work with experts so you don’t have to spend the last years of your life worrying about money.

4 Things to Know About Changing Locks on a Door

February 22, 2021 by Gregory

Locks are the first line of defence when it comes to protecting your home security and privacy. Whether you feel the need to reinforce your locks due to a security incident on your property or you simply need to replace old door locks that refuse to function properly, solutions to such situations can overwhelm you.

This is especially true if you are addressing locks on your home doors–the very door you must use to enter into your home. To assist you in this challenge, here are the five things you need to know about changing locks on a door.

1. Call a Professional:

Locksmiths are professionals who have knowledge of different types of door locks and their capabilities. As a result, when you need to change locks on a door, it’s in your best interest to call a professional who can complete the job quickly and efficiently. With their experience, they can determine what type of locks is best for your home. However, often professional services don’t come cheap and are expensive. If you are worried that your budget doesn’t allow for such services, you can always find payday loans near me to assist you to be able to afford to get the service you need.

2. Know the Difference Between Replacing vs. Rekeying:

Rekeying and replacing are both solutions that can fix broken door locks, but the job processes are very different. When rekeying, your locksmith will remove the current tumbler pins from your door locks. Next, your locksmith will move these tumbler pins to a new location on the lock. This process can be completed using a special set of tools and a combination of lubricant and strength.

A changed key for rekeying will not fit the old lock, which makes this solution ideal for home doors. Additionally, rekeying your locks is both more affordable and takes less time to complete than a new lock installation.

3. Rekey Is Recommended When You Move:

When moving to a new home or business location, it is highly recommended that you rekey your locks. This prevents other people who know your key from entering your residence after you move.

4. Always Replace Damaged Locks:

Do not compromise on the security of your home by using a lock that is damaged or does not function properly. When your locks are broken and damaged, that means your home is a target for thieves. If your locks aren’t capable of keeping intruders out, why would you want to keep them around? Invest in better locks, and don’t take the risk.

Conclusion:

When it comes to locks on your home entry doors, it is always best to consult with a professional. Selecting the best lock for your property and replacing old and broken locks can be time-consuming and confusing for someone who isn’t familiar with the different types of locks.

Instead, turn to a locksmith to assist with your door lock problem. A professional locksmith can provide you with the best locks for your property, and they can also handle all of the installation and removal of broken locks.

Best Browsers to Ensure Your Privacy Online

February 17, 2021 by Gregory

There are more than 4.6 billion active internet users in the world. Nearly 60 percent of the global population is online. Cybersecurity and online privacy are major concerns for the vast majority of internet users.

Internet users are at constant risk of privacy and security breach, whether you use the internet for occasional web searches or you are an active internet user with multiple social media and other online accounts to your name.

However, online threats should not stop you from enjoying the benefits of the internet. As an active internet user, there are several steps you can take to make your online existence safer. You can start by choosing a secure, privacy-focused web browser.

A good browser can protect your privacy, keep your data secure, and help you stay safe online. To get you started, here are the best web browsers for protecting your privacy online.

Brave

Out of the box, Brave offers a pretty decent level of privacy and security. The chromium-based web browser performs well with its default settings, just download and install. The browser also comes with other interesting features such as automatic HTTPS upgrades, built-in script blocker, protection against browser fingerprinting, and it blocks ads and trackers by default. Brave is particularly a great option for users who don’t want to mess with the configuration settings to improve privacy.

Ungoogled Chromium Browser

Are you a big fan of Google Chrome looking for a more privacy-focused alternative? Try the Ungoogled Chromium browser. Ungoogled Chromium browser is basically Google Chrome minus the support of Google Web Services. This browser comes with a higher level of transparency, control, and the ability to customize your privacy. Ungoogled Chromium browser offers all the benefits of the popular web browser without privacy issues.

Tor Browser

Tor is a secure browser that provides protection against browser fingerprinting by default. The Tor browser also offers protection that includes three layers of encryption, blocks third-party trackers, and automatically deletes your browser history and cookies when you are done surfing the internet.

The Tor browser takes care of your privacy and security details down to the minute details. For instance, Tor warns you about the risk of exposing your computer screen to tracking when you minimize the browser window.

Firefox

Fast and lightweight, Firefox is a great all-around web browser that offers a pretty solid performance when it comes to privacy and security. The Firefox browser comes with a long list of security and privacy-enhancing features that you can customize to achieve the level of privacy that you want. These include the ability to block third-party trackers and browser cookies as well as a wide range of browser extensions that you can use to enhance your privacy.

Pale Moon Browser

Pale Moon is an efficient and highly customizable open source web browser. Pale Moon is forked from Mozilla Firefox, with additional security features and security-aware development. Pale Moon browser features regular updates of the latest security patches. It’s fast and lightweight, just like Firefox, and offers great customization options when it comes to privacy and security.

Enhance Your Online Privacy Further

These browsers perform well for both privacy and security and they are relatively safe. They provide unique features that allow users to tweak browser settings for more privacy and they are more upfront about the data they collect.

However, using these browsers doesn’t guarantee full protection from online threats. Keep in mind that turning ‘incognito’ or ‘private’ mode on your browser doesn’t stop websites, ads, and trackers from accessing your real IP address and location.

Using a Virtual Private Network (VPN) is an effective way to achieve anonymity when surfing the web. You can download a VPN to enhance your privacy online. A VPN will encrypt your connection and hide your IP address. Websites, ads, and trackers use your unique IP address to track your browsing activity. Concealing your IP address can help you maintain anonymity and online privacy when browsing the internet.
